What You Should Know...
Even If We Are Not The Right Fit For You:

1. Please always verify license numbers for all Contractors you hire. Did you know that ANY contractor of any type you hire to work on your home MUST have a NC license number if the project exceeds 30K in cost.

 

2. Always verify insurance certificates before signing contracts. I see it all the time - homeowners hire companies who swear they carry licenses and insurance but usually don’t have one or both General Liability & Workman’s Comp. General Liability protects you as a homeowner if the contractors work is shoddy or they damage your property. Worker’s compensation policies protect you from getting sued in the event that one of the workers is hurt on your property. Ask for current Certificates of Insurance from ANY Contractor you hire and check the policy limits.

 

3. When you hire a Contractor they likely aren’t doing all of the work “In-House”. Find out up front what they plan to do themselves, what they are going to sub-contract to others, and what steps they take to control the quality of work they do sub out to others.

 

4. Everyone and their brother have a story about a shady Contractor who said all the right things, took a deposit for material, and you spent the next 6 months chasing them down while they give excuses of weather delays etc. Contractors use deposits for 2 reasons: First is to ensure that they don’t do a ton of estimating and job prep such as buying materials and then find out homeowners don’t have the money or were never going to pay for the services. Second is to pay for the last job they ran out of money on by underbidding and underperforming. When possible, I like to avoid either party getting the raw end by suggesting first time clients buy the materials or bulk of them directly from Contractor’s supplier through them. This eliminates some of the risk to builders of clients who aren’t serious about the work or don’t have the budget, as well as eliminating the risk to homeowners who pay contractors for materials then never see a dime of it for months.

 

5. Before closing up walls or areas of any project as it moves through phases of construction, take photos and videos of what is behind the walls and areas being covered. You wouldn’t imagine how useful this is for later phases.

 

6. Ask your contractor TONS of questions. Anytime you don’t understand a phase or why they are doing something the way they do it, ask for an explanation. The only contractors who mind are usually hiding something and don’t want you paying attention!
